What the check covers

I inspect every gas appliance and flue in the property, test the gas pressure and tightness, check ventilation is adequate, and make sure each appliance is burning correctly and the safety devices are working.

If something fails, I tell you straight away and quote the repair before any work starts. I will not sign off a certificate on an appliance that is unsafe.

Your legal responsibilities as a landlord

You must arrange an annual gas safety check for every rental property, keep the record for two years, and give a copy to your tenants within 28 days of the check or before they move in.

I keep a record of when each certificate is due and can remind you ahead of time so you do not slip out of date.
