If you have water coming through a ceiling in Heaton or a boiler that has locked out in Gosforth, ring me. I answer the phone myself and I will tell you honestly how quickly I can be with you rather than booking you in and leaving you waiting.
A burst pipe, a leak you cannot isolate, a boiler leaking water, no heating in cold weather with someone vulnerable in the house, or a gas smell. Anything where waiting until the morning is going to cost you more in damage than it costs to get me out tonight.
If it can wait safely, I will say so and book you in at a normal rate instead of charging you an out of hours fee. I would rather you called me again next time than felt stung once.
Tyneside flats across Heaton, Byker and Walker share stacks and have long horizontal pipe runs under floors, so a leak often shows up in a room away from where it started. I trace it properly before pulling floors up.
The Victorian terraces around Jesmond and Fenham still throw up lead and old iron pipework, and stop taps that have not been turned in twenty years. Half the emergency call outs I get in the city start with a stop tap that would not close.
The newer estates out at Kingston Park and Great Park are usually plastic push fit, where the fault is nearly always a fitting or a failed valve rather than the pipe itself.
Turn the water off at the internal stop tap, usually under the kitchen sink. Open the cold taps to drain the pipework down. If water is anywhere near lighting or sockets, switch that circuit off at the consumer unit.
If you can smell gas, do not touch switches. Open the windows, turn the gas off at the meter and ring the National Gas Emergency Service on 0800 111 999 first, then ring me.
Every job is different, so these are guide figures rather than a quote. You always get one fixed written price after I have seen the work.
Tell me what you need and I will come and look at it. You get the price before I start.
